Free council tax calculator by postcode

This free UK council tax calculator helps buyers, renters and landlords look up a property’s official VOA council tax band from a postcode, then estimate the annual and monthly bill using published Band D rates for the local authority. Use it to compare streets, budget running costs before an offer, or sense-check a tenancy — without waiting for a solicitor’s pack.

Address bands come from the Valuation Office Agency checker for England and Wales. The £ figure is an estimate for projection only (parish precepts and local decisions can change the final bill), so always confirm with your council or official notice.

VOA band lookup by postcode

Search a UK postcode, pick an address, and see the official England & Wales band (or an estimate where noted) — the same source used on GOV.UK’s council tax band checker.

Annual & monthly bill estimate

Projected charge from Band D averages for the council area, shown yearly and as 10- or 12-month payments so you can plan cash flow.

Single person discount (25%)

If only one adult lives in the dwelling, tick the discount to see how a typical 25% reduction changes the estimate.

Band A–H comparison

Compare other bands in the same local authority under the same discount and payment schedule — useful when a listing’s band looks wrong or you are comparing similar homes.

How to estimate council tax for a property

  1. Enter the full UK postcode and click Search to load addresses from the VOA checker.
  2. Select the address to auto-detect the official band (or choose a band manually if you already know it).
  3. Optionally tick the 25% single person discount and choose 10- or 12-month payments.
  4. Review the estimated annual and monthly figures, then the band comparison for the same council area.
  5. Confirm against your official bill or local authority — parish precepts and exemptions can change the final amount.

Postcode search shares the same daily lookup quota as other Untagged tools. Band lookup covers England & Wales via the VOA; Scotland uses a different system — you can still pick a band manually for an illustrative estimate.

Council tax bands explained (England & Wales)

Every dwelling is placed in a valuation band. In England, bands run from A to H based on 1 April 1991 values. In Wales, bands run from A to I based on 1 April 2003 values. Your local authority sets a Band D charge each year; other bands pay a fixed proportion of that rate (for example Band A is lower, Band H is higher). Searching by postcode is the quickest way to see which band a specific address sits in before you buy, rent or remortgage.

Landlords often check bands when comparing buy-to-let stock: a higher band can wipe out thin yield, while tenants need the figure for monthly budgets. Pair this calculator with sold prices and EPC data for a fuller picture of affordability.

Council tax calculator FAQ

How do I find my council tax band by postcode?

Enter the postcode and search. Pick your address from the list to see the VOA band, then view an estimated annual bill based on Band D averages for that local authority.

Is the council tax figure my official bill?

No. The band (when available) is from the VOA. The £ amount is an estimate for projection only. Always check your official council tax bill or local authority — parish precepts can leave a gap.

What is the single person discount on council tax?

If only one adult lives in the property, you may qualify for a 25% discount. Tick the option here to apply that reduction to the estimate.

What are council tax bands A to H?

In England, dwellings are valued into bands A–H (1991 values). Wales uses A–I (2003 values). Band D is the reference rate; other bands are charged as fractions or multiples of Band D.

Why check council tax before buying a property?

It is a major ongoing cost. Checking the VOA band and an estimated bill helps you compare streets and budgets before you buy or rent — alongside sold prices, EPC and flood risk.

Does this council tax calculator cover Scotland?

VOA band lookup covers England and Wales. Scotland uses a different valuation system. You can still choose a band manually for an illustrative estimate, then confirm with the Scottish local authority.

Address bands from the Valuation Office Agency (England & Wales). Bill estimates use published Band D averages — always confirm with your official council tax bill or local authority.
